I have one of the largest networks of individual private lenders and Capital Investment Companies in Ontario and across Canada.

They are equity lenders and typically do not base their decision on credit score like banks do. Given this flexibility and the higher risk they are taking, you can expect to pay a higher interest rate and Lender and Broker fees. These fees will vary with each mortgage on a case per case basis. They will be looked at by the private lender and priced on location, condition and amount of equity. Most lenders will make sure you have the cash flow to be able to afford the payments.

Maximum loan to values based on population
Larger Populated Areas over 30,000: up to 80%
Rural Areas or populations under 30,000: up to 65% ltv

* Most lenders require a minimum value of $100,000. No fixer uppers. Appraisals required for all private funds at the cost of the borrower.

Each deal is looked at on an individual basis, however here is a general idea of what you can expect:

Fees- Lender/Broker fees 2-6%

Term - 1 year

Payments - interest only or amortized payments

Region - Max loan to values depends on location

Approval - approvals can take 1 day to 2 weeks depending on the deal.

Funding - funding can happen in less then a week but generally in 3 weeks.
